THE site of an old mill in Helmshore, described as an 'eyesore', could be demolished and turned into homes if councillors approve outline planning permission.
Tomorrow they will consider the first stage of the plans for Albion Mill, in Helmshore Road, which involve a development of 40, two-storey dwellings.
The site includes the mill buildings to the north and one former station goods yard and timber goods building to the south.
Its proposed access would be off Helmshore Road, approximately 80 feet from the existing access, and would involve removing and relocating the bus shelter.
Planning officers said the site was untidy, associated with its industrial uses and was surrounded by housing and community buildings.
They also said the proposed development would require the use of public open space and advised that a Section 106 agreement should be made in relation to a sum of money being paid by the developers to maintain open space near the project.
The site could be used for a variety of residential development including possible conversion of the mill, a more conventional style of housing or a mixture of the two.
Councillors have been recommended to approve the proposals subject to conditions which include approval of the reserved matters, such as siting, design and landscaping, and ensuring that the existing access is closed and a kerbed footway built before the new access is brought in to use.
