ALDER HOUSE in Atherton, which was bought for a peppercorn fee after being used as a clinic, is up for sale for a cool £425,000.

And the The Ellesmere Memorial -- which stands behind Millionaire's Row at Worsley-- is also up for grabs for £225,000. The Grade II Gothic style monument was built in 1860, in memory of Francis Egerton, the First Earl of Ellesmere.

And estate agents Owen Knox Estates, who will be overseeing the sale of Alder House and the Ellesmere Memorial, said that they have had some interest from potential buyers.

Owen Knox spokesman Barry Knox said: "The Ellesmere Memorial is an historic monument, set in almost half an acre of land. The people of Worsley decided to build it in memory of Francis Egerton in 1856, and they held a competition for someone to come up with a design, which was won by an architect in London.

"It cost £1,800 to build -- a lot of money in those days. The monument needs a lot of restoration work, but we are hoping the person who does buy it will look after and restore it back to its former glory. This is the most unusual property we have ever had on sale.

"We don't know how long the Ellesmere Memorial and Alder House will be on the market. We're just giving the properties some publicity, to let people know that they're on the market."

The 143-year-old memorial's viewing platform was closed to the public during the Second World War because it was deemed unsafe.

Mr Knox said that they have had some interest from potential buyers for the Ellesmere Memorial, and one viewing of the 305-year-old, seven bedroom, Alder House.
