A NEW pub could be built in Burnley if borough councillors give plans the go-ahead.

But Burnley Council has received four letters of objection from local residents to the proposals by Leeds-based development firm Tanyaco to build a pub on land off Pendle Way, near the canal. They are concerned about the possible noise and disturbance from customers and their cars and the increase in traffic it would cause.

The Wildlife Advisory Group, the council's parks service and Burnley Civic Society have also asked that trees on the site, some of which are covered by tree protection orders, are taken into account in the proposals.

The site is earmarked in the Local Plan - the blue print for future development in the borough - for leisure uses, with particular reference to a hotel, pub or restaurant. An outline application for a leisure development, including a hotel, pub, health and fitness centre and retail unit, which covered the whole of the site was refused in 2002 because of a lack of information to support it.

This proposal is for the southern part of the land and includes a new access road onto Pendle Way.

The plans will be discussed at a meeting of the council's Development Control Committee on Thursday.

In a report to members council planners have recommended that the outline planning application for the pub is approved.
