DEVELOPERS have unveiled the first blueprints for a multi-million pound retail park that could create more than 350 jobs in Leyland.
The £15million development, by Watson Batty Architects Ltd, will see Bradford-based Morrisons, and catalogue giant Argos come to Leyland.
Permission was granted by South Ribble Council planning chiefs at a meeting on October 20, but it still needs approval from the Government Office North West which considers all applications for major retail developments.
Discount designer clothing store TK Maxx are also believed to be considering the site.
A 554-space car park, petrol station and an extension to a car salesroom will also feature, at the Farington Business Park site at the corner of Wheelton Lane and Golden Hill Lane.
But traders at Leyland market, Northcote Street, fear loss of trade because of the development.
Rebecca Whittaker, owner of Whittakers Butchers, said: "I was gutted when I found out.
"Some traders are struggling already. It's like another nail in the coffin because we've already got Tesco and parking charges.
"The council want to regenerate Leyland but they should consider the existing businesses and empty shop premises first."
Paula Halliwell, market manager, said: "I'm not happy but I'm confident and hopeful our customers will stay loyal to us."
Tom Hanson, planning and regeneration portfolio holder, said: "We're trying to boost industry in Leyland and hopefully this will help.
"I know the market traders are concerned but I think we should see how it goes and if they have problems then we'll help them."
A spokesperson for Morrisons said: "We are encouraged by the local council granting planning permission and we are looking forward to achieving a positive outcome."
