A RUN-down site in Preston could be transformed under plans for a £3.5million housing development.

The 36-home plot would cover a stretch of land bounded by Wildman Street, Emmanuel Street and Blackpool Road, in the Plungington area.

The site is currently home to a building containing a martial arts centre, a tanning shop and an auto care centre which would be demolished if the plan goes ahead.

The development will be made up of 34 two-bedroom apartments and two three-bedroom maisonettes, and will be constructed in two, three and four-storey buildings. Some of the homes will have roof terraces and balconies, and 36 parking bays would be created. A spokesman for MCK architects, which designed the project, said: "We are quite proud of this development.

"We feel it is vibrant and will bring life into the area."

He said that although the homes were not classified as "affordable", the prices would be in keeping with property values in the area.

"The surrounding houses are nice, but the building to be demolished does not do the area any favours, and has been neglected over the years," he added.

Ward councillor for Tulketh, Stephen Brooks, said: "Generally speaking I always like development in my ward. This is a fairly run down part of town and as long as the impact has positive benefit to the area then I am in favour."

Officers at Preston City Council received an objection from the martial arts club and two neighbours, but the project has been recommended for approval by councillors because of the positive effect it is expected to have on the area. Councillors are expected to make a final decision on Monday.
