An East Lancashire town is among the 'cheapest' in the UK to buy houses with two nearby areas trailing close behind, fresh figures have revealed.
House-buyers in Burnley can expect an average price of £105,000 when it comes to securing bricks and mortar, according to We Buy Any Home.
Though the town's average salary of £28,173 a year is lower than other parts of the nation, even taking the lower wages into account, Burnley tops the list for affordability with a 3.73 'price-to-salary ratio'.
Terry Fisher, from We Buy Any Home, said: “This former industrial town in Lancashire offers a blend of affordability and regeneration, which makes it attractive to first-time buyers.
A few miles down the M65 and Hyndburn is the third 'most affordable' place in the UK to bag a house.
Average property prices in the borough stand at £120,000, according to the latest data based on the Office for National Statistics.
Hyndburn's 'price-to-salary' ratio comes in at 3.9, with an average salary of £30,791 per annum.
Mr Fisher added: “Hyndburn includes towns like Accrington, Clayton-le-Moors and Oswaldtwistle and can provide a balance of town life with a rural backdrop.
"The balance between house prices and average salaries make this an attractive option for homebuyers.”
Blackburn with Darwen completes the hat-trick for East Lancashire, ranking as the seventh 'most affordable' area in the UK.
Average house prices are £132,000 with a 'price-to-salary' ratio of 4.18 thanks to average yearly wage being £31,591.
Mr Fisher, added: “Finding an affordable place to put down roots can be challenging, but there are areas where the balance between house prices and what people earn makes owning bricks and mortar more attainable.
“Knowing this ratio is important for realistic financial planning and it can show prospective buyers the areas where they can get more for their money. It can also help residents gauge how accessible homeownership is in their area.”
