An area of Lancashire has seen rising house prices following new research by Property Insights.

The property website has analysed Office for National Statistics (ONS) data to provide a list of the areas in the UK which have seen changes in property prices.

The research found that house prices in Fylde have increased by 9.2% (the same as Winchester) with the average house price in the area for August 2024 being £249,000 compared to £228,000 in August 2023.

However, the average house price in Great Britain was £296,000 in August 2024, up 2.3% compared to £288,000 in August 2023.

The research also details the increase in rent prices across the UK.

While London saw the highest average rent price increase, the north west had the second highest increase in house prices.

Highest average rent prices in London increased by 9.8% in September 2024 compared with the same month in 2023, making the average rent price £2,145 per month.

Property Insights added that the north west saw an annual change of 4.6% with the average house price now being £225,000.

Property Insights said: “House Prices are provisional figures for August 2024 compared to the same period 12 months ago in August 2023. The ONS revise their figures on a regular basis and estimates are provisional for the latest 2 months.”
