A Chelsea-based property company wants to build 30 affordable homes on a vacant industrial site in an East Lancashire township.
The Alderley Group has applied for planning permission for 16 two-bedroomed houses and 14 properties with three bedrooms on the site of the former Albert Mill in Mary Street, Rishton.
They would be managed by social homes provider Together Housing.
Supporting documents submitted with the planning application to Hyndburn Council said: "The statements accompany an application for full planning permission being submitted to Hyndburn Council for the development of 30 high-quality affordable homes within the town of Rishton.
"The site comprises a rectangular-shaped parcel of vacant land, having previously accommodated the former Albert Mill industrial complex, until its demolition in 2014.
"It is positioned at the southern end of Mary Street in Rishton in a predominantly residential area.
"The site is located approximately 200 metres south of the commercial centre of Rishton, which benefits from a high street with various local amenities, including community, health, leisure and retail facilities.
"On January 17, 2022, planning permission was granted on the site for 25 dwellings.
"The site presents an opportunity to deliver high-quality affordable houses on a brownfield site in a highly-sustainable location.
"Alderley Group specialise in delivering affordable housing in partnership with local housing associations.
"Their aim is to provide the highest quality affordable homes to individuals and families who need them most.
"The development is set to be managed by Together Housing, a leading provider of quality affordable homes for rent and sale.
"The proposal is to develop the site and create 16 two-bedroom and 14 three-bedroom dwellings with private gardens accessed from Mary Street.
"The design and materiality of the dwellings is sympathetic to housing around Mary Street.
"The key objectives for the development are to respect the local character, work within the constraints of neighbouring properties, additional passive surveillance for residents by creating an end-gable house, deliver housing which is sustainable and safe with minimum 10-metre private gardens, creating defensible space for dwellings through the use of low-level hedging directly in front of ground-floor windows, providing two car parking spaces per dwelling, and extensive green space with planting and trees throughout.
"The site topography is largely flat which allows the scheme to be accessible for all users.
"The proposed buildings are two-storey properties with a varied style of pitch roof.
"Large windows offer ample daylight to the residents while offering an aesthetic quality to the streetscape."
