A disused building which was previously home to two flats could be converted into a house of multiple occupancy (HMO) if new plans are approved.

Mark Byrne, of Clitheroe-based Boutique Homes, which specialises in transforming derelict properties, wants to convert the building in Bawdlands in the town.

The building has been vacant and unused since December 2021 and has deteriorated since, meaning it’s in need of “minor cosmetic repairs” to prevent further decay.

The property is a two-storey double-width terrace, with commercial/office space on the ground floor and a self-contained two-bedroom flat.

If plans are approved by Ribble Valley Borough Council, the house will have room for up to eight people.

A planning statement said: “The proposed works are to convert the vacant commercial unit and private flat into eight single-occupancy self-contained rooms with en-suite shower rooms, to bring the empty building back into full use.

“The proposed eight-person occupancy level is no different to the occupancy level to be expected if the building were repurposed into two terraced houses with individual households in each.

“The rooms are designed as single-occupancy units and each room will be fully furnished.

“Cycle storage for eight cycles is to be provided in the services/utilities room in the form of vertical hanging storage.

“To make the building more sustainable and reduce the carbon footprint of the building, it is proposed to site solar panels on the rear.

“The proposed alterations will have minimal impact on the existing fabric of the building.

Neighbour notification letters have been sent out and no responses have yet been published by the council.
