A road closure is in place near Feniscowles this morning due to a fire.
Police have closed Finnington Lane as they assist Lancashire Fire and Rescue service in their response.
Officers have asked drivers to avoid the area.
Five fire engines from across the region along with an aerial ladder platform and the drone team attended the scene just before 2am this morning.
Finnington Lane is used to access junction 3 of the M65 from areas in the west of Blackburn like Feniscowles and Cherry Tree.
A fire service spokesperson said: "At 1.50am on May 31, five fire engines from Blackburn, Bamber Bridge, Darwen and Preston, alongside the aerial ladder platform from Preston, and the drone team, attended a commercial building fire on Finnington Lane.
"Crews used two breathing apparatus, two hose reel jets and one positive pressure ventilation fan.
"Firefighters remain on scene."
A police spokesperson said: "We are currently assisting our colleagues in the fire service with a fire on Finnington Lane, Feniscowles, and have closed the road entirely.
"Please avoid the area and we will update once the road reopens."
