An empty plot of land in Blackburn has been earmarked for four ultra-modern luxury homes.
Luke Ellis has submitted a planning application for the ambitious development at Billinge Crest, Billinge End Road/Woodgates Road.
He wants to build four large five-bedroomed detached houses with a choice of basement cinema, gym, spa, and games room.
A design and access statement from Clarkes Bespoke Design Ltd, submitted with the application to Blackburn with Darwen Council, says: "The site at Billinge Crest, Billinge End Road, is just west of Blackburn on the corner of Billinge End Road and Woodgate Road.
"Specifically north of Aughton Quarry Bike Park, the site is currently vacant but was once a detached dwelling which has now been demolished.
"The area that the site sits in is predominately large-sized high-end residential dwellings.
"Following the approval to demolish the original dwelling and construct two large detached dwellings, my client has looked at the viability of the site and believes that due to the current housing market and also the extent of the civil works needed to deal with the topography of the site, that four detached dwellings will be needed to ensure the development of the site.
"The scale of the proposed properties is consistent with the neighbouring structures along Woodgates Road, characterised by a principal elevation of two stories featuring prominent road-facing gables and traditional detailing.
"The division of the site into four plots may accentuate the building scale from the rear due to the descending topography of the gardens, this effect is alleviated through the implementation of terraced garden/patio areas.
"The plots are a standard two-storey at the front with an additional basement storey to the rear which also allows for terrace patio areas.
"The dwellings have an accommodation list in line with high-end residential dwellings at this scale.
"The ground floor plates are laid out to include a large open plan family room with kitchen, lounge and dining area, a formal living room, WC, utility, study and garage.
"The upper floor houses the five bedrooms, en-suites, family bathroom and storage.
"The basement areas are set to provide bespoke amenity spaces which the use of the space is set to be chosen by the purchaser of the dwellings. The amenity spaces offered will be a gymnasium, cinema room, games rooms or spa facilities.
"The applicant is dedicated to incorporating exemplary sustainable design principles into the development.
"This commitment involves prioritising the use of highly efficient building materials and construction techniques, including maximizing insulation levels in the external fabric.
"All plots will also include EV charging within the garages."
