Plans have gone in to build 33 new homes on a vacant piece of land in Padiham.
Neil Ashworth, of Hargreaves Contracting Ltd, wants to build 33 new homes with access and landscaping on vacant land off West View Terrace in Padiham, which used to house a day nursery.
The plans propose 17 two-bed terrace or bungalow homes and 13 three-bed semi-detached homes for market housing, while three of the properties, as two-bed homes, would be classed as affordable housing.
The developers are proposing 46 car parking spaces would be sufficient, made up of two car parking spaces for each of the 13 semi-detached, three-bed properties; and one car parking space for each of the proposed seven bungalows and 13 terraced properties, which are designed for smaller families.
A pre-application was lodged with the council with the current application stating Mr Ashworth was re-assured that the site had been previously allocated for residential development for 41 dwellings and that officers were keen to see it come forward for development in the manner proposed.
A planning statement reads: “The applicant, Hargreaves Contracting Ltd, owns the site which was formerly occupied by a nursery school which is no longer in use and has since been demolished.
“The aim is to create a housing development that provides high-quality homes tailored to meet local needs and the local authority’s requirements, whilst also providing an integrated and sustainable neighbourhood that enhances the surrounding context and reflects the site’s character and landscape.
“The proposals create direct access off a newly formed adopted road of Coronation Avenue for all car parking spaces, and locating them to the front of the property where possible.
“Also providing access for car parking directly off Thompson Street for the new properties.
“In summary the proposals represent an entirely appropriate residential development that will bring forward much needed new homes in a manner that enhances the built form in the locality.”
The plans, which include CGI drawings of what the development could look like and more detailed information can be viewed via Burnley Council’s planning portal.
Anyone wishing to comment on the plans can do so via Burnley Council’s website before January 15.
