A FORMER engine shed and railway sidings is set to become a job-creating commercial estate.
The three acre site off Hollins Grove Street in Darwen has been earmarked for 11 light industrial units.
Nassima Mogra of Hollins Park Ltd has applied for planning permission for the scheme.
It is on vacant land with an existing approval for 37 homes.
A design and access statement submitted with the planning application to Blackburn with Darwen Council says: "The proposed site extends to an area of 2.94 acres and was previously used as railway sidings with engine sheds although the site has lain vacant and unused for a number of years.
"The site gently rises from north to south and is generally clear beyond some overgrown foliage and hardstanding as a result of the site being unmaintained and in disrepair.
"The proposed development is likely to be welcomed by the surrounding properties and nearby residents, should all appropriate mitigation measures be implemented to reduce environmental impacts due to the aesthetic improvements and reduction of potential anti-social behaviour on the vacant site.
"The build process will create various work opportunities for local tradesman alongside a financial injection for the area.
"In addition, the introduction of 11 new commercial units will provide longer-term employment opportunities and investment in the area from new businesses.
"The proposed development consists of 11 industrial units across three new buildings.
"The total floor area of the proposals equates to 39,900 square feet.
"The provision of appropriate car parking for the number of units proposed ensures the impact of the development on nearby residents and the existing transport network is minimised by limiting any on-street parking.
"The density of development also allows for a biodiversity enhancement of the site where 24.45 per cent has been designated as green spaces.
"The proposed layout utilises the existing access of the adjacent commercial development that is currently under construction. The proposed road will connect to the adjacent site and travel south through the centre of the site before abutting the western boundary.
"The inclusion of green spaces, particularly at the entrance to the proposed site, allows the proposed development to be offset against some biodiversity enhancement whilst providing visitors with an aesthetically appealing entrance.
"The proposed elevations will feature variations of grey horizontally laid flat and trapezoidal cladding with composite roof cladding.
"Aluminium framed windows and doors along with rooflights provide occupants with sources of natural light throughout each unit."
