PLANS to transform derelict buildings into homes look set to be refused because they are inappropriate' for the area, a report has revealed.
Developer S Stansfield was hoping to transform land off Skipton Road, Barnoldswick, into five three bedroom houses and two one bedroom bungalows.
The three bedroom houses would have integral garages and conservatories, which would protrude at the rear, while the bungalows would have allocated parking spaces and a communal garden area.
But planning officers look set to refuse the proposals because of concerns about the conservatories, looking down from Coates Bridge, which crosses the Leeds and Liverpool Canal.
A report prepared for the West Craven committee found that the conservatories would not be harmonious with the remainder of the development and would be clearly visible due to the exposed position of the rear properties'.
Earlier in June Pendle council approved plans for three two storey houses and two four storey apartments on the land, which houses derelict buildings and sits between the Leeds and Liverpool Canal and residential properties.
Planning officers said the proposals were acceptable in principle because they were a reconfiguration of the previous application.
But in the report they add: "The introduction of conservatories to the rear elevations of the houses adjoining the Leeds and Liverpool Canal is inappropriate and would not compliment the remainder of the proposed development.
"The layout of the amended house types is also inadequate and should be reconfigured to provide an improved environment for future residents."
Letters have been sent out to the affected parties and any comments received will be available for viewing when the plans go before the West Craven Committee on Tuesday January 8 at 7pm in the Baptist Church Centre.
A copy of the application is available for viewing at the Barnoldswick Local Office and on www.pendle.gov.uk.
