THE most expensive and cheapest postcodes in East Lancashire have been revealed — with Chatburn topping the property pile and Burnley houses costing the least.
Location is a major factor determining house prices and website Plumplot shows just how much house hunters can get for their money in each postcode.
The priciest postcode is Chatburn's BB7 4, with an average house price of £315,000. Once a thriving mill village, it is now one of the most attractive places to live in the Ribble Valley.
Rowan House
One stunning property currently on the market, located in the BB7 4 postcode area, is the four-bedroom Rowan House.
It has a guide price of £625,000, well above average for the area.
It is being sold by estate agents Dacre Son & Hartley who say: "The property is set within 2.5 acres of land with some superb long distance views and stables. Viewing is essential to appreciate what is on offer."
The second most expensive postcode is BB7 3, home to another Ribble Valley village — Waddington — where the average cost of a house is £311,000.
Over in the postcode BB6 8, you can expect to pay around £298,000 for a property in Langho.
The small rural village, five miles north of Blackburn and also in the Ribble Valley, is home to Michelin-star restaurant Northcote.

At the other end of the scale, house hunters can get plenty of property for their money in other areas of East Lancashire.
Approximately £50,700 will buy you the average property in the Burnley postcode of BB10 1. This is followed by Nelson's BB9 7 which has an average house price of £55,300 and third is Accrington's BB5 1 postcode with a cost of £58,400.
St James Court West
One property currently on the market in Accrington, for £59,950, is a one-bedroom apartment in St James Court West.
Estate agents Keenans say: "This deceptively spacious one-bedroomed waterside apartment in a popular residential area of Accrington is conveniently located for town centre amenities and access to commuter routes."
